How it works

Assuming a loan, in plain terms

Government-backed VA and FHA loans can be transferred to a new buyer. You take over the remaining balance at the original rate and cover the rest of the price at closing.

  1. 1

Find a home with an assumable loan

Browse the rate and home details, then contact us to confirm the loan balance and remaining term.

  2. 2

    Cover the equity gap

Pay the difference between the price and the loan balance in cash or with a second loan.

  3. 3

    Get approved by the servicer

The servicer checks your credit and income just like a regular lender. You don’t need to be a veteran to assume a VA loan.

VA loans

  • • Any qualified buyer can assume one, veteran or not.
  • • If a veteran assumes it, the seller can get their VA entitlement back.
  • • The VA funding fee on an assumption is 0.5%.

FHA loans

  • • Assumable by a buyer who meets FHA credit standards.
  • • Mortgage insurance carries over with the loan.
  • • You must plan to live in the home as your primary residence.
